While Showing Your Property

After all your efforts to prepare your property for the market, no wonder you want to make sure a Realtor points out all the "hidden" benefits of the property. You know, things that you did with your own hands and tools like the garage shelves, night lighted house numbers, etc.

Should you be at home or in the area when your property is being shown? The answer is NO! Consider that a Realtor is showing your property (and several others) based on the screening interview the Realtor conducted to bring the buyer to your home. More often than not, a buyer is made uncomfortable by your presence since the buyer can't ask questions that may be best directed to the Realtor. You may say, "But if I am nearby, I can answer ALL the questions!" More often than not, your response may be what prevents your property from selling. If a qualified Realtor has questions directed to them, that's a good sign -- often buying sign. Allow the Realtor to listen for those signals. Real questions can be written down by the Realtor and directed back to you at a more appropriate time, perhaps during an offer presentation!

Sometimes a buyer will be intimated by you, the seller. Perhaps there is a conflict of personality types or body language, or cultural differences are not in sync. Allow the Realtor who is showing your property to do their job and work with those idiosyncrasies.

Sometimes a Realtor will say things that you feel make no sense to the sale process. Again, the Realtor who is working with this buyer has more background and time invested with the buyer, and your comments may persuade the buyer negatively. Realtors typically know what to say and when to say it to their customers.

RECOMMENDATIONS: Try not to be involved in the showing process of your property. If you do happen to be home when your property is being shown step outside or take a short walk. Your Realtor will get back to you with any questions the customer may have.
